Provided below are links to documents that City staff and boards and commissions, such as the Plan Commission and the Zoning Board of Appeals, use to guide them in reviewing and making decisions or making recommendations to the Urbana City Council with regards to applications pertaining to design and development review, planning and zoning. There are also links to other important documents such as applications and forms as well as other related plans and studies.
This link will take you to the Interactive Public Map on the Champaign County GIS Consortium website. Here you will be able to seach by Parcel Index Number (PIN) or by address to get the zoning, sales history and tax payer address and other property information on a particular tax parcel you are researching.
This link will take you directly to the Urbana Zoning Ordinance and Official Zoning Map webpage, where you will find the most recent version of each in PDF format as well as any amendments that have been approved by City Council since the last publication. The online Urbana Zoning Ordinance has bookmarks with brief descriptions for each chapter to make it easier to find the section you need without having to go through the entire document. The online Official Zoning Map allows a person to zoom in to find a property and zoom out to see what the color of the property represents on the Zoning Legend.
This link will take you to the webpage that lists all of the zoning districts in the City of Urbana. By clicking on a zoning district, you can find what uses are allowed as well as the development regulations for that specific district.
The Comprehensive Plan provides goals and objectives by which land use, neighborhood preservatio, economic development, transportation, social, environmental and quality of life decisions are made within the City and properties within 1-1/2 miles of the City limits.
This link will lead you to all of the Planning and Zoning application forms (including applications for design or development review, conditional use permit, historic preservation, home occupation permit, planned unit development, special use permit, subdivision plat review, telecommunication tower review, variance, and zoning map amendment). The forms may be downloaded to your computer and filled out electronically or printed and filled out by hand.
